Land south of Rhos Street, Ruthin
Proposed residential development of the site of the former Rhos Street School in Ruthin for 20 no. dwellings. The development will comprise market and affordable homes, including a mix of 2, 3 and 4 bedroom houses and apartments. All existing buildings on the site will be demolished.
The properties will be no more than 2-storeys in height, and each will benefit from a private off-road car parking and a private garden.
The development will be served via Rhos Street. This access will also serve pedestrians and cyclists.
The site layout has been informed by key technical considerations including accessibility, drainage, heritage, levels, public open space and ecology.
The site itself is located in the settlement boundary of Ruthin as shown on the Denbighshire Local Development Plan Proposals Map. The principle of residential development is considered acceptable, subject to satisfying the wider planning policy considerations/requirements of the Local Development Plan and other material planning considerations.

At present, it is the intention to progress with the submission of a detailed planning application to Denbighshire County Council in June/July 2022. The comments received during this consultation process will be taken into account prior to the submission of a planning application.
