Description of Development

Adra (Tai) Cyfyngedig is consulting on emerging plans for the proposed residential development of Land off Bodnant Avenue in Prestatyn for 62 no. dwellings. 

The development will comprise 100% affordable housing, taking the form of a mix of 1, 2, 3 and 4 bedroom homes, including bungalows and apartments. 

All properties will benefit from private off-road car parking and a private garden.

The development will be served via a proposed new vehicular access off Bodnant Avenue. This access point will also provide for pedestrian and cyclist movements into and out of the site. A further pedestrian connection to Nant Hall Road is proposed towards the south-eastern corner of the site, encouraging and facilitating sustainable travel. 

The proposed site layout has been informed by key technical considerations including accessibility, drainage, levels, trees and ecology, heritage, and the provision of on-site public open space amongst others.

The site itself is located outside but immediately adjacent to the settlement boundary of Prestatyn as defined on the Denbighshire LDP Policies Map, in the countryside (but outside the Green Barrier). It is considered to represent a logical extension to the settlement to meet identified local housing needs.

The comments received during this pre-application consultation process will be taken into account and afforded full consideration prior to the submission of a formal planning application to Denbighshire County Council.
