Land adjacent to Clawdd Poncen, Corwen
Williams Homes (Bala) Ltd is consulting on its plans for the proposed development of Land adjacent to Clawdd Poncen nr Corwen for 99 no. dwellings.
The proposed residential land-use will comprise solely of affordable homes, including a mix of 1, 2, 3, and 4 bedroom homes (including some bungalows and apartments). These will be available on an affordable mixed tenure basis, to be agreed with the Council's Housing Strategy Team, and which respond to identified local housing needs.
All properties will benefit from private off-road car parking and a private garden.
The proposed development will be served via a proposed new access off the B5437 to the east of the Site. A separate connection for safe pedestrian and cyclist movements into and out of the Site will be provided along the southern edge, connecting through to Clawdd Poncen.
The proposed layout has been informed by key technical considerations including accessibility, drainage, levels, trees and ecology, and on-site public open space provision amongst others.
The Site itself is already allocated for housing in the adopted Denbighshire Local Development Plan for an indicative 128 no. dwellings under Policy Reference BSC1. As such, the principle of housing development on the Site has already been accepted by Denbighshire County Council through its adopted Local Development Plan.
The comments received during this consultation process will be taken into account prior to the submission of a formal planning application to Denbighshire County Council.
